Various accreditation agencies and other bodies offer the software that we use.

At the start there were about a dozen or so agencies. Over time several have closed down leaving only a handful:

Elmhurst and all the other agencies offer software for both domestic and non-domestic EPCs.

The domestic EPCs are calculated using software known as RdSAP. Non-domestic (commercial ) software is known as SBEM.

The two types of system start with the same basic concepts; heat in and heat loss. This is achieved by looking at heating devices, fabric insulation, openings, lighting, heating controls and hot water provosion. The calculations are similar behind the scenes but the outputs are very different.

RdSAP outputs a score based on running costs on a score from 0 - 100 with a high number deemed to be "good".

SBEM scores in reverse with low numbers being "good" as it is measuring atmospheric pollution, not running costs.
